What's Happening in the Orangeburg Real Estate Market?

If you’ve been paying attention to what’s happening around Orangeburg County, you’ve probably noticed there are a few new things going on. Business expansions, new jobs, and new investment opportunities are bringing attention to our area—and naturally, that has me watching the local real estate market closely.

I’ve always been a believer that local markets differ from national markets and that it’s important to pay close attention to what’s happening within the specific market you are looking to purchase in. The Orangeburg market is a little different from what you may be hearing about in larger cities. Homes are taking a little more time to sell, buyers have more opportunities to look around, and investors are taking a closer look at properties with potential.

Speaking of investors, there’s a lot happening locally that makes this an interesting time to consider an investment property.

New Jobs, New Opportunities

One of the biggest recent announcements came from The Okonite Company, which is planning a multi-million dollar expansion in Orangeburg County. The expansion is expected to create over 100 new jobs and includes plans for a new manufacturing facility. Construction is expected to begin later this year.

Anytime you see that kind of investment coming into a community, it’s worth paying attention to.

More jobs can mean more people looking for places to live, whether they’re buying a home or renting. Of course, we won’t know exactly what impact this project will have on the housing market, but it’s another development worth keeping on our radar.

For investors, it’s a good reminder to look at what’s happening in our community today, not just what the market looked like yesterday.

A Property I’ve Seen From Start to Finish

One property that really stands out to me is 208 Kennerly Rd.

I’ve had the opportunity to be involved with this property from the beginning—starting with the sale, then watching it go through renovations, and now seeing it get ready for its next chapter as a rental.

That’s one of my favorite parts of real estate. You don’t always know what to expect when you first see a property, but watching it transform is pretty exciting.

So, What Does This Mean for Investors?

Between new economic development, new jobs, and properties with renovation potential, Orangeburg County is a market I’ll be keeping a close eye on.

Real estate is always changing, and sometimes the most interesting opportunities are happening right in our own backyard.
